There are a few things that one should be careful about while renting a home in Bucharest.

1. Negotiate: No matter what your agent says, there is always a possibility of negotiating a better deal for yourself. Do not feel guilty about it, the fact is that the Landlord will only give it to you if it works for him/her. More over, there are always options available and that Landlord knows that. Also you need to understand that the Landlord always keeps a buffer for Negotiations.
2. Inspection: Before signing any document or paying any advances, make sure that you have inspected the place thoroughly, take a few visits to the place at different times of the day, and if possible at different weathers(like rainy time/sunny time/night time.) etc. This will also give you an idea on the traffic conditions and other surrounding conditions at the point in time of your visit.
3. Property Documents: Well the most important thing in this aspect is to make sure that the person signing the Lease Agreement/Rent Agreement is authorized to do so, rest everything can be overlooked, considering the fact that you are not buying the place. In certain cases the property can not be leased or rented, do ask this question and when in doubt, contact the relevant authorities in Bucharest to varify the same.
4. Location: This is a critical element in you finalizing the home, especially, when you are out of town or out of country. Some of the key questions that you need to ask yourself are:

a) How far the place is from the Embassy of your Country?
b) Are there other Expats living in the vicinity?
c) Are there shopping areas around the place that offer products that you like to buy?
d) What kind of neighborhood is it?
e) Is it safe for your family in case you have to travel?

4. Compare: At any point in time, there are options available, make sure that you compare homes available for rent in Bucharest , before you finalize. In case you know some expats living in the vicinity, it may be a good idea to ask them. Don't worry, people like to be helpful, they will welcome your questions. More so because they have gone through the same excersise.

5. Share: More often than not, it will be one person taking the call, but you can make the process much less painful for the rest of the family by sharing the information and pictures with the rest of the family.

6. Short Term before Long Term: It is a good idea to always lease a short term stay apartment in Bucharest, get used to the lifestyle, the roads, the topography and the map, the local transport etc, before leasing a long term premises in Bucharest. This way, you get to know a lot more about the city before committing to a long term lease.
